“Wooden flooring” covers three different products. They look similar in a photograph and are built very differently, which is why the prices are so far apart.

What the ranges do not include

  • GST
  • Skirting along the walls
  • Floor preparation, such as levelling an uneven subfloor
  • Removing an existing floor, where that is needed
  • Material wastage from cutting, which rises with awkward room shapes and patterned layouts
  • Door trimming and the profiles that join the new floor to other rooms

These items are real costs, and they differ from home to home. A quotation lists them separately so you can see what each one adds.

What moves the price inside a range

  • Brand and grade. The same type of floor is sold in several quality tiers.
  • Thickness. Thicker laminate boards, thicker SPC planks and thicker real-wood top layers cost more.
  • Surface rating. A harder-wearing surface costs more than one meant for light use.
  • Laying pattern. A herringbone or chevron layout takes more cutting and more time than straight planks.
  • The floor underneath. A level, dry subfloor needs little work. An uneven one needs preparation first.
  • Underlay and trims. Some products include an underlay. Others need one bought separately.

How to keep the cost down without regretting it

  • Use wood where it matters most, usually the bedrooms, and keep the existing floor elsewhere.
  • Ask whether the new floor can go over your existing tiles. Where it can, you avoid the cost and mess of removing them.
  • Match the product to the room. Paying for engineered wood in a room that suits laminate or SPC is money that could go on a better grade elsewhere.
  • Do not choose on price per sq ft alone. Ask what thickness and surface rating the price is for.

Which wooden flooring is the least expensive?

Laminate usually. Laminate and SPC both start at about ₹130 per sq ft for material and standard laying, and laminate tops out lower.

Is installation included in these prices?

Standard laying is included in the ranges. GST, skirting, floor preparation and removal of an existing floor are not.

Why does engineered wood cost so much more?

Its surface is a layer of real hardwood, not a printed design. The species, the grade and the thickness of that layer set most of the price.
